You are right, it can get expensive but the basic difference between not for
profit and non profit is a not for profit group can not get more than 25% of
it's income from one source.  At least according to the lawyer that told me
about it.
 
The biggest thing that you need to do is to be able to get a lawyer to do
the work as a donation.  That is what I did.
